Internet-based banks like NetBank are giving traditional banks some fierce competition as more small businesses make the shift to online banking.

“We are extremely pleased with the success of our small-business banking initiative,” said Douglas K. Freeman, chairman and chief executive officer of NetBank Inc. “More and more, small businesses are embracing the Internet and using it to do business better, faster, cheaper.”

Some of the ways in which NetBank makes it easy for small businesses to bank online include providing dedicated relationship managers to each of its clients; a dedicated customer care unit trained to handle the customer’s small-business needs; enhanced account administration features allowing multiple users with different access levels; and a remote deposit system that allows customers to deposit checks into their accounts without leaving the office.

“Small business banking is a natural extension of our services and it represents an excellent growth opportunity for us,” said Bert Davis, director of small business banking for NetBank. “We can provide tremendous value from both a customer service and pricing standpoint, and that’s not something a large number of small-business customers are finding today.”

In addition, NetBank has teamed with Wall Financial Services to provide Web-based accounts receivable lines of credit.

NetBank is also working with MBNA to issue no annual-fee credit cards with a credit line of up to $100,000, while forming a partnership with CompuPay to offer specialized payroll services for small businesses.

What Is a Mortgage?

A mortgage is a loan – but a loan that is secured, in this instance, against a home and/or piece of land. The person who borrows the money to buy a house is the mortgagor and the person, company or bank etc. who lends the money is the mortgagee. In most instances, the person buying the house will be required to pay some amount, perhaps as little as 5 per cent, as a down payment on the house or property. A mortgage from a commercial or private lender is secured to pay the balance of the purchase price. The mortgagee/lender provides the balance of the money to buy the house on the ‘closing date’ (i.e., the day the deal for the house is completed and the property ownership changes) and the mortgagor/purchaser pays back the money borrowed to purchase the house over time, usually over a number of years.

Key Mortgage Terms & Concepts

Amortization Period – A mortgage is written based on an understanding that the mortgagor/borrower will pay back the money borrowed over a number of years, rather than months. When purchasing a home that is typically worth several times what the purchaser earns in a year, it is understood that a the number of years will be needed to fully pay off the mortgage. The ‘amortization period” is the number of years that it will take to pay off the mortgage in full under the terms of the mortgage that is agreed to. The usual amortization period is 25 years, although shorter and longer amortization periods are available.

The amortization period sets out how long it will take to pay off the mortgage in monthly payments. Monthly payments consist of two parts – one part goes towards paying the ‘principal’ (the amount of money borrowed) and other part goes towards paying the ‘interest’ (the fee charged for borrowing the money.) The longer it takes to pay back the principal – i.e., the longer the amortization period – the greater the amount of interest that will be paid over the life of the mortgage.

Term – A mortgage agreement will not typically be for the full length of the amortization period. It is too difficult for either party – mortgagor and mortgagee – to foresee all the changes in financial circumstances over such an extended period. Accordingly, the parties – mortgagor/borrower and mortgagee/lender – will agree to a mortgage covering a specific number of years of the mortgage – e.g., 5 years. When the term of the mortgage expires the mortgagee is paid in full for the money that was borrowed to purchase the home. Typically, since it is anticipated that the mortgage will be paid off over the length of the amortization period, at the end of the term the mortgagor will have to negotiate a new mortgage – either with the initial mortgagee/lender or a new mortgagee. This process of ‘refinancing’ is normal, yet is an excellent way for prudent borrowers to re-examine their financial circumstances – for example, to see if their circumstances have changed so that they can shorten the amortization period and pay their mortgage off more quickly, thereby cutting down on the total interest they will pay in purchasing their home.

Fixed-Rate vs. Variable-Rate Mortgages – In a fixed-rate mortgage, the same interest rate is charged throughout the entire mortgage term. In a variable-rate mortgage the interest rate will change based on changes in interest rates that are being charged in the market.

Since interest rates do change based on the financial markets, risk is being assigned and the mortgage rates for both fixed-rate and variable-rate mortgages will reflect who is taking the risks – the mortgagor/borrower or the mortgagee/lender. When mortgage rates are relatively high it is the borrower who takes the risk that interest rates will not fall lower than the rate he or she agrees to for a fixed-rate mortgage. So when mortgage rates are relatively high, mortgagee/lenders will usually be willing to offer fixed-rate mortgages for a lower interest rate than the current interest rate for a variable-rate mortgage. The opposite is, of course, true. When mortgage rates are relatively low – as they are now – the mortgage/lender assumes the risk that interest rates will not go up. Since there is always the risk that rates will go up, a fixed-rate mortgage will have a slightly higher interest rate than a variable-rate mortgage when interest rates are relatively low. (The advantage of a fixed-rate mortgage is, of course, that the mortgagee will always know the cost of his or her mortgage payments over the term of the mortgage.)

Open Mortgages vs. Closed Mortgage – With an open mortgage some or all of the balance of the mortgage can be repaid during the term of the mortgage without a financial penalty. This is particularly advantageous, if the home purchaser has to move for employment or other reasons and if one’s financial circumstances change. Under a closed mortgage, no extra payments or changes in the mortgage can be made before the end of the mortgage term without a penalty being charged. Such penalties can be onerous for the homeowner who is forced by circumstances, such as a change of job, to relocate before the term of the mortgage expires.

Open mortgages can also prove to be very advantageous for the prudent homeowner who is able to make periodic payments directly to the principal owing under the mortgage. Each mortgage payment is split between interest costs and money that goes towards paying off the principal of the loan. If the borrower makes periodic payments over and above the regular mortgage payments that are required (the amounts and timing of which are usually set out in the mortgage itself), these payments directly reduce the amount owing under the mortgage. Doing so effectively reduces the amortization period of the mortgage, since in every subsequent mortgage payment more money will be going to pay off the principal of the mortgage and less money will be going towards the interest costs.

You are never too young to start financial planning.  In order to stay ahead of what I call the “Traditional Spending Curve” (TSC) you need to start planning your future as early as possible – here are 5 steps you can take to stay ahead of the curve and be better off financially than 90% of the population

I think most people will agree that financial planning can be a great tool in helping you to build a nest egg for retirement.  The only problem is that most people don’t start their financial planning and budgeting until after they graduate from college and get a job.  For most people their financial planning consists of a 401k from their employer and maybe a personal IRA on top of that.

You might be saying well there is no point in planning your finances if you are still in school and don’t have any finances but that is where it is actually most important.  This is where you have the opportunity to get ahead of what I call the “Traditional Spending Curve” (TSC) which is basically the level of necessary spending you must engage in at any particular time in your life.  When you are young it is very low because your parents pay for everything but as you get older it goes up as you start to pay for your own meals, or cell phone bills  etc. It takes a substantial leap when you move out and have to pay rent, utilities etc.  Naturally the amount you save is inversely proportional to the amount you spend so ideally the more you can save when you are younger when your expenses are lower the better.

When I say stay ahead of the curve what I mean is that if you wait until you are out of college and out on your own and working to start saving then you may have missed the boat already because then your expenses are very high and it is harder to save money for a house.  And the biggest problem people run into is that houses often appreciate faster than they are able to save.  So they get stuck paying rent and never have enough saved to put down 20% on a house and are always stuck behind the curve.

So here is a list of things you can do to stay ahead of the curve:

1) Get a job while you are in high school and save every penny you can.  You may not be earning much but you’ll find if you have a few thousand in the bank when you get out of high school you’ll probably be ahead of over 90% of your fellow students (and most adults too!).

2) Drive the cheapest car you can stand.  Don’t make the mistake a lot of kids make when they take all the money they’ve saved and spend it all on a down payment on a car and then they have no more savings and a car payment!  If possible try getting by without a car by hitching rides from friends or family or taking the bus, or borrowing a family car from time to time.  The money you save can make a huge difference when you get to #5.

3) Get a college education – this one is obvious – in this day and age its really not an option anymore it’s a necessity.  According to the US Census Bureau a college graduate will average about $20,000 more per year than someone with just a high school diploma which can translate to about $1,000,000 of extra earnings over a persons lifetime. So get a college degree and more specifically get a degree that will teach you a skill to get a job.  Majoring in art might be very interesting to you but it probably won’t help you find a very good job.  Specific majors include: accounting, engineering, nursing, law etc.

#4 Live at home for a few years after graduation.  This may be the hardest one to follow but it is the MOST IMPORTANT.  In order to stay ahead of the traditional spending curve you need to save as much as possible when you don’t have many expenses.  Well, the problem is that you’re not really making a lot of money until you get out of college and get a decent job so it’s hard to save a lot of money.  Then when you move out you have a ton of expenses so it’s still hard to save a lot of money.  However, if for example you live at home for a few years after you graduate and get a job then you should be able to save half of your income or more.  So if you are a college graduate making about $45,000 a year living at home you should be able to save about $20,000 of that or more annually!  In a few short years if you budget wisely then you could have $50-$100,000 saved up and ready for you first and most important major investment.

#5 Buy a House- Hopefully by now you’ve saved your money you earned in high school and college working part time and saved about $20,000 a year for the last 3 years by living at home with your parents.  This is when you buy your starter home. Lets say you are single and making about $50,000 a year.  So to be safe you buy a condo or townhouse that is 3 times your gross income or $150,000 and you put down 20% which is $30,000.  You are still left over with about $10-20,000 and now you have an asset that will appreciate as you pay it off.

You will be one of very few 25 year olds that has his or her own property with 20% equity and over $10,000 in the bank.  As your house value grows so does your equity and your ability to upgrade as you save more and increase your earnings potential.

As you’ve seen all this was possible because you started planning for your future while you were in high school.  If you had waited until you were already out on your own and paying rent it would be much harder to achieve the savings necessary to buy a house.  Many people are well into their 30s and still struggling to save enough money to buy a house.
